It does sound a little cliché to suggest ‘doubling your property’s value’ but here’s how the fundamentals map out according to our clients Joe and Mary.

They live in Labrador in a typical suburban lot approximately 500m2. They love their house but are also keen to increase their property’s value and have been doing so through ongoing renovations.

Under the current town plan, they are limited to height and density over their site meaning nothing higher than about 2 storeys is achievable and 1 dwelling per 500 metres (one house per block). Hence they have been renovating to add value to their property with the aim of perhaps adding $50-100K over a couple of years through weekend work.

With the new changes proposed under the Town Plan, rather than spending their weekends painting and renovating, they can now sell their property to a developer or capitalise on the increased value and make the most of Council’s planning changes that will allow them (or a developer) to build an Apartment building that has 10 apartments and stands 16 metres high (5 storeys)!

From a 3 bedroom house to apartment building/unit block. They can sell to the developer and cash in to buy that fishing boat that Joe has had his eye on. Mary can retire early and neither of them have to worry about spending anymore weekends renovating. And all because of a FREE change to the town plan and them taking action.
